The ISO-BLOCO RENO 3-layer sealing system was specially developed for replacing windows to improve energy efficiency. The multi-functional renovating tape is used before the windows are fitted directly in the U-shaped recess (between the plaster layers and visible masonry) created by removing the older windows. It does not expand against the frame until the window is in position, thus providing a reliable, simple and time-efficient sealing method.

ISO-BLOCO RENO consists of 2 components. The core layer is made of high-quality plastic and forms the “fine layer”, since it guarantees an optimum basis for sealing the connection joint against the window profile, similar to the fine layer of plaster in a new building. At the same time, the cavities behind it are reliably sealed and insulated.

The second component is a pre-compressed multi-functional tape with an integrated foil membrane which expands slowly against the window profile and seals it reliably. To assist with fitting, the stable backing component of the sealing system is also self-adhesive.

ISO-BLOCO RENO can be combined with spray-on sealants and trim strips which are often used in old buildings to disguise connection joints. On the inside, the joints can be sealed with ISO-TOP ACRYLSEAL F, for example, while ISO-TOP SILICONE F/FT or an MS polymer can be used on the outside.

If windows were installed directly on a smooth timber beam as the supporting surface, the ISO-BLOCO HYBRATEC multi-functional tape can be applied directly when the windows are replaced. This multi-functional 3-layer tape then expands against the frame after fitting. The slow expansion behaviour and large joint function area makes this MF-1 tested multi-functional joint sealing tape excellent for this type of renovation work.

In old 2-leaf brick constructions with small air cavities between the facing shell/brick leaf and supporting masonry, there is often no thermal insulation in the air cavity. During renovation work, a large amount of expanding foam is introduced to close off the air cavity around the window. With our ISO-BLOCO FILLER masonry filler, in such cases the cavity can be filled and a sealing tape can be provided for the external wall rebate. On the other side, it creates a sealing surface for a multi-functional tape such as ISO-BLOCO HYBRATEC. The ISO-BLOCO FILLER is quick and easy to apply in the air cavity, saving both time and money. Acrylate or silicone-based sealants are recommended for the final jointing work.

The system profiles then form both the substrate for sealing with the ISO-BLOCO HYBRATEC multi-functional tape and a supporting surface for mechanically fixing the window in the air cavity.

The ISO-CONNECT VARIO SD window connection foil is equipped with a moisture-regulating functional mechanism which ensures a high drying-out effect in the window connection joint all year round.


The variable sd value allows the foil to be used to equal effect both inside and outside. Moisture is transported equally well from the joint to the outside and to the room side, no matter what the weather. The joint is able to dry out, regardless of the climate and time of year or whether the heating or air-conditioning is switched on.

The foils are both air tight (offering significant energy savings) and impermeable to driving rain to more than 1050 Pa, greatly protecting the building structure against the weather.
The surfaces beneath the aluminium windowsills installed on the outside are especially at risk due to water run-off and condensation. Large amounts of free water can build up here. Creating a second sealing level with ISO-CONNECT VARIO SD prevents the window breasts becoming saturated and avoids possible frost damage to plaster.

ISO-CONNECT VARIO XD offers particularly high tear resistance and can remain exposed to UV for up to one year. With its excellent durability and long-lasting outdoor weathering resistance, this polymer fleece foil is an ideal and reliable seal for window and door elements in metal, window and facade constructions. With its particularly high mechanical strength the foil can be used, for example, during renovation work in the facade, on gable windows behind wood panelling and in the windowsill area.

The variable-humidity foil is equally suited to sealing internal and external joints – in outdoor applications as weather protection in excess of 1,050 Pa and, for indoor use, as an airtight layer to separate the room and outdoor climates. The foil is also very good for renovation work to improve energy efficiency.

The special foil reacts to different seasonal temperature gradients by variably adapting its sd value. The sharp vapour diffusion gradient creates a moisture-regulating functional mechanism which results in a high drying-out effect in the window connection joint all year round. Moisture trapped in the structure can escape in both directions, effectively preventing moisture damage and health risks from mould growth.

Change to the window level
With the ISO-CONNECT INSIDE & OUTSIDE CL window connection foils you can reliably seal connection joints in windows, doors and panels. In building renovation projects, the foils are excellent for application to old plaster surfaces, in particular. The foils are made from an adaptable soft polymer fleece which can easily be plastered, painted or bonded over.

Adhesion to the substrate is guaranteed by the maximized bonding power. Even significant component movements can be permanently compensated with these extremely stretchy yet highly tear-resistant window connection foils.

When adding an external wall insulation system to existing buildings, it is often sensible to move the window installation position outwards. This improves the solar gain, allows more sunlight into the interior, increases the living space and makes the building look more modern from the outside. The windows then sit flush with the outside of the external wall and can be sealed directly onto the old, cleaned plastered reveal using ISO-CONNECT OUTSIDE CL. The foil protects the connection joint, even if there is a long delay before the external wall insulation system is applied. It also keeps the joint dry and protects the thermal insulation against harmful UV radiation.

Old surfaces in existing buildings generally need pre-treatment in the form of a primer to give new sealants a good bonding surface. Various primers are used for this purpose.

ISO-TOP BLUE PRIMER is a primer based on an aqueous acrylate polymer dispersion. It was specially developed to improve the adhesion properties of acrylate, bitumen, butyl and hybrid polymer adhesives, and of adhesive tapes on mineral surfaces. ISO-TOP BLUE PRIMER can also be used on fibrous surfaces such as soft fibreboard, wood materials, timber and other general construction materials.

Substrate pre-treatment for spray application
Old surfaces in existing buildings generally need pre-treatment in the form of a bonding agent to give new sealants a good bonding surface. Various primers are used for this purpose.

ISO-TOP SPRAY PRIMER is a bonding agent for spray application. It is based on synthetic rubber / resin. It was specially developed for preparing bonding surfaces for window connection foils, joint sealing tapes and multi-functional joint sealing tapes. The primer has outstanding initial adhesion and offers rapid bond formation. It is “ozone-friendly” and contains no chlorinated or fluorinated compounds.

When sealing in the bottom horizontal area, a good bonded joint often disturbs dust and impurities lying there. With the ISO-TOP SPRAY PRIMER, the last dust particles can be simply sprayed away after sweeping or vacuuming, preparing the surface ideally for the further work steps.

It is also easy to match the colour on the sealant surface using conventional interior wall paints. And as the joint sealant dries by giving off water, the drying effect is free from harmful solvents.

ISO-TOP FACADE SEAL is an almost odourless spray-on hybrid sealant based on hybrid polymer. It is ideal for sealing moving joints on the outside of buildings owing to its colour-fastness and resistance to weathering and UV.


ISO-TOP FACADE SEAL adheres without primer even on slightly damp surfaces, cures blister-free and can be easily painted over using water-based paints.

ISO-TOP FACADE SEAL is easy to apply, whatever the weather. The sealant can even be applied to damp surfaces. It is expressly formulated for application in the rain; even at very low temperatures, ISO-TOP FACADE SEAL will not be damaged during application or drying.

Excellent adhesion to all standard substrates combined with simple and universal application make ISO-TOP FACADE SEAL ideal for use in the repair and renovation of existing buildings.

ISO-CONNECT OUTSIDE EPDM is a weather-resistant sealing foil that can be used for the external sealing of window and door elements in facade constructions.

If patio doors or lift-and-slide elements are replaced during renovation work, the bottom connection which seals against standing water also needs to be replaced. This highly flexible elastomer sealing foil with its high mechanical strength is ideal for this task. In addition to its mechanical stability and tensile strength, the other outstanding characteristic of ISO-CONNECT OUTSIDE EPDM is its extreme flexibility and stretchability.

ISO-ZELL PE AND PUR CORD is used in combination with joint sealants. This is as prescribed by the DIN 18540 standard and IVD datasheet no. 9. During renovation work, the connection joint is often filled with spray foam to provide good thermal insulation and soundproofing. After a few minutes, the slightly dried foam is pushed back with a PE cord sufficiently to make a grooved opening in which a sealant joint can be created. Backfill cords limit the filling depth and create the correct size of joint and a tapered shape. When used as a filling profile for sealing compounds, 3-flank adhesion is effectively avoided. ISO-ZELL PE AND PUR CORD can be used in both internal and external applications.

In old buildings there are often continuous windowsills. These are sometimes left in place even though there are no thermal benefits. In this case, the window is then sealed without a windowsill connection profile and the frame is placed directly onto the stone sill. This can then be sealed underneath with ISO-ZELL PE-TAPE or FIX-TAPE. These versatile sealing and padding tapes are airtight and impermeable to driving rain. The internal and external sealing are done with sealants.

ISO-CONNECT KSKSEAL is an all-over self-adhesive sealing membrane made of polymer-modified bitumen with a flexible yet tearproof HDPE foil. It is used for the external sealing of floor connections and permanently protects components in contact with the ground against non-pressurised water (DIN 18533) for sealing thresholds, ground moisture and non-accumulating seepage water.

ISO-CONNECT KSKSEAL is therefore recommended when replacing floor-level elements on patios and balconies. ISO-BLOCO 600 „PREMIUM EDITION“ can be used for professional repointing work on prefabricated concrete elements. The material structure of the PUR sealing tape, which is open to vapour diffusion, allows condensation which collects in the joint to escape to the outside in a controlled manner. The sealing tape’s excellent expansion capacity also guarantees efficient continuous movement absorption, thus preventing cracking. The multi-functional insulating and sealing system ISO-BLOCO FILLER was specially developed for window renovation in double-leaf constructions. In double-leaf walls, the window is seated in the insulation level, between the inner and outer masonry. For a renovation, the new window is fitted back in the same place. The air cavity, which acts as thermal insulation, must be filled with a sealing product in order to meet energy efficiency standards.

In the past, there was only expanding foam available for this purpose. This often proved problematical because, for efficient sealing, considerable amounts of foam are needed and the product’s long drying time made it impossible to quickly resume working.

These problems can be avoided with ISO-BLOCO FILLER. The insulation and sealing system is installed directly in the opening between the inner and outer wall leaf before the window is fitted. It fills the gap and fixes into itself place as a permanent clamping effect is guaranteed by the material’s high elasticity. The material fills the gap airtight like a finishing layer, thus forming an optimum base for installation of the window.

Combined with strips of joint sealing tape, ISO-BLOCO FILLER also provides the rebate seal. After installation, the joint can be filled with a PU expanding foam such as ISO-TOP ELASTIFLEX or ISO-TOP THERMFOAM „BLUE LINE“ or it can be sealed with a multi-functional tape such as ISO-BLOCO HYBRATEC. The gap to the old plastered surface that remains on the inside is closed with sealant. ISO-BLOCO XTHERM – multi-functional sealing tape. It is not always cost-effective to completely replace a window with a modern thermally insulated window. In some cases it may be more sensible to just replace the glass (Ug value). The decisive factor for the whole window is the Uw value and the question of whether the energy saved is sufficient to pay back the cost of replacing the window over that window’s lifetime (around 35 years).

 

With single-glazed windows, it is almost always better to replace the old window in order to save energy. Improvements of up to 500% are technically conceivable. New windows can be sealed during installation to make them permanently air impermeable, thus reducing thermal bridges. This will prevent mould growth and other structural damage; building owners can enjoy their airtight windows for many years. Thermally insulated windows also increase the surface temperature on the inside of the glass, which positively affects the ambient temperature and increases comfort.

Costs involved in renovating an old building to improve energy efficiency

It is not possible to give a ballpark figure of how much it costs to renovate an old building to improve energy efficiency. The actual costs depend on factors such as the state of the building, its size and the desired energy savings.

Public funding for renovating old buildings to improve energy efficiency

It can be a big shock if a renovation to improve energy efficiency results in four or five digit costs, even if the renovation work will pay for itself in just a few years. There are, however, various options for grants and loans that may help to reduce costs to some extent.


In Germany, the government funding for efficient buildings (BEG) has offered support for renovating properties to improve energy efficiency since 2 January 2021. Grants are available for residential buildings, non-residential buildings and one-off measures.


Grants can be obtained for complete renovation to create an efficiency house, but they are also available for individual measures to improve energy efficiency such as thermal insulation for ceilings, roof and external walls, the purchase and installation of thermally insulating doors and windows, new heating systems and much more.

Support is available for all measures on buildings that improve energy efficiency. The technical design and construction support for the measures by energy efficiency experts can be subsidised. There are, however, certain (technical) conditions and restrictions for these grants. For further information, go to the website of the Federal Office of Economics and Export Control (BAFA).

The German Reconstruction Loan Corporation (KfW) also offers investment grants and loans at favourable interest rates. It is important, however, that you do not start the renovation work to improve energy efficiency until you have received confirmation for your application from the KfW.

Is renovation to improve energy efficiency mandatory in old buildings?

If you purchase or inherit an existing property, renovation to improve energy efficiency is mandatory. This is governed by the German Building Energy Act (GEG), which developed from the Energy Saving Ordinance (EnEV) and has been in force since 1 November 2020. In detached and semi-detached houses, energy efficiency standards must be implemented within two years after a change of ownership. Owners who have been living in their house for a long time are currently exempted from many obligations.

This obligation to carry out renovation work to improve energy efficiency relates to the areas of heating and the building envelope, including insulation of heating and hot water pipes in unheated rooms, thermal insulation of the top storey ceiling and replacement of old gas or oil boilers.

Common misconceptions concerning renovation to improve energy efficiency

Does thermal insulation increase the fire risk?

Essentially almost any other material burns faster than plastered masonry. This especially applies to renewable raw materials. Ultra-modern flame retardants greatly reduce the fire risk, however. There are also non-combustible insulating materials such as mineral wool or expanded clay.

Does thermal insulation increase the risk of mould formation?

This myth is both false and persistent. There is absolutely no reason why correctly executed external insulation should lead to mould growth. Quite the opposite. Mould grows where it is damp and cold. Moisture forms on cool spots because the moisture in the air condenses out and creates condensation. This could be cold spots on the walls, especially where there is poor ventilation, such as parts of the wall behind furniture. A well-insulated wall in a heated room, on the other hand, is warm, not cool. Correctly executed insulation is therefore a way to prevent mould growth.

There are no environmentally friendly insulating materials.

There is a whole raft of environmentally friendly insulating materials such as soft fibreboards, cork, hemp, dried impregnated meadow grasses and straw. Many building owners consider plant-based or animal-based products to be environmentally friendly insulating materials. Glass wool can also be regarded as an environmentally friendly insulating material, however, since many producers use recycled glass to manufacture it. Not to mention that mineral wool is itself 100% recyclable.

Renovation to improve energy efficiency will not pay for itself.

An old building has very many points with potential for thermal insulation and energy saving – from cellar to roof. In particular, optimised sealing of the building joints should be included in the renovation plans. This is because old buildings often lose lots of heat through leaky, poorly sealed joints. So renovation to improve energy efficiency will almost always pay for itself given the rising energy prices.

This is absolutely possible. An existing building can be made into a “nearly zero-energy house” or even a passive energy house without doing anything else. It ultimately depends on how many measures to improve energy efficiency are implemented. Step-by-step conversion to a passive energy house is also technically possible without anything else.

When will it become mandatory to renovate to improve energy efficiency?

The point at which renovation to improve energy efficiency becomes mandatory is anchored in the German Building Energy Act (GEG). For heating systems there are deadlines which specify when they need to be replaced or for how long a heating system may be operated. Even after a change of ownership there are many obligations arising from the GEG with respect to the insulation and replacement measures required. The individual obligations for renovation work to improve energy efficiency are specified in the GEG.
